Chapter 1 – First Time Home Buyer

At The Personal Mortgage Group we only provide fully documented pre-approvals so you can shop with full confidence. This home is going to be one of the largest investments in your life and we want to empower you to shop purposefully and wisely, avoiding any financial pitfalls or disasters.

The Steps to a Happy Purchase

Step One

Call or “apply now” at our office to get answers to some basic questions. One of our agents will talk to you live to help determine what stage you are at in buying your first home.

Your first appointment will be to establish the “comfort zone” that accommodates your lifestyle and any possible changes you can anticipate in the next 5 years.

We’ll then review the many options in financing that are available and how mortgaging works.

R

Next we’ll examine the costs involved in purchasing a home, including rebates and any available government programs that may be relevant for you.

We can work with on preparing your offer and review what your real estate agent should be doing to help you through the home buying process. We usually go over the best options for you to get maximum growth from your investment.

After that we’ll review your conditions for financing, home inspections, etc. and how they work to your advantage.

Our agents will provide you with a working spreadsheet that you can use while making an offer so that you can do your own numbers on the as the process evolves.

Finally, we will provide a quick overview of life and disability insurance coverage options on your mortgage.

Step Two

R

You will make your offer to purchase and it have it accepted by the vendor.

R

Because of our policy of fully documented pre-approvals you may have to only make minor updates to your plan, such as providing a paystub and down payment–unless you have made significant changes to your offer.

Our agents will process the mortgage with your preferred lender and we will take care of the home appraisal, your lawyer and the lender making the process as seamless as possible.

We will notify you normally within 24 hours* On qualified credit that you can remove conditions and when the house is formally yours.

Step Three

R

Notify your landlord if you are renting.  You have to give your notice two months in advance on the first of the month.  Do so in writing preferably on the form on Landlord and Tenant Act.
